Development Consultancy services for a pioneering project in a new branded residences market

In 2023, Global Branded Residences was appointed by a Caribbean-based developer to provide development consultancy for a major peninsula site near Montego Bay, Jamaica.
Our scope included a comprehensive review of the luxury residential market and recommendations on unit mix, sizing, and pricing for a master-planned development comprising four residential towers with 423 apartments, 15 villas, and an extensive suite of luxury amenities. The project marks both Jamaica’s first branded residential scheme and the tallest residential buildings in the country. We later advised on contractual matters with Ennismore, who was appointed as the brand partner for the development.
Fivefold increase per Sqm
This scheme marks the first branded residences project in Jamaica. The average apartment price per sq m in Jamaica is $3,312 and is more than five times higher at $17,783 in the regional market.
